Fed holds steady, and mortgage rates wait on Thursday's data

The Fed held steady with two dissenters favoring a hike, and today's inflation and GDP data will decide whether mortgage rates keep their recent improvement.

  • Fed holds steady, and mortgage rates wait on Thursday's data

    October 29, 2026

The Federal Reserve left its policy rate unchanged on Wednesday, but the vote was not unanimous. Two members wanted a hike, and Chair Kevin Warsh gave the press no reason to expect relief soon. Mortgage pricing sits near the strong end of its recent improvement, so there is little cushion if the data disappoints. Today's inflation and growth reports will show whether that improvement holds.

The Fed left its policy rate unchanged on Wednesday, but the vote was not unanimous. Two of the twelve voting members dissented in favor of a hike, and that split is what traders are still chewing on. Chair Kevin Warsh's press conference offered no signal that officials are ready to ease, so a December hike remains the market's base case. Mortgage-backed securities whipsawed through a wide range before closing higher, a choppy session that makes daily pricing harder for lenders and borrowers alike. Borrower-facing rates finished about where they were a day earlier, which leaves little room if today's inflation report comes in hot.

Households feel better about the economy after consumer confidence came in at 91.7 against an expected 81.0. New home sales were about 676,000 in the latest report, down 5 percent from a year earlier, a sign that buyers are still cautious about financing. Rates remain elevated for many shoppers, so affordability is still the main obstacle even as sentiment improves. Buyers who waited for a clear drop are finding that it has not arrived, which shifts the decision toward monthly payment comfort and away from timing the market. Sellers should expect buyers to negotiate carefully, since every increase in borrowing cost trims purchasing power.

For buyers, the practical question is whether to lock now or wait, and the answer depends on the closing timeline. Files closing within 30 days generally make sense to lock, since today's data could push pricing the wrong way. Borrowers with closings 30 days or more out may consider floating, since they can capture improvement if the Fed's path softens. I would start with a clear payment target and a current pre-approval, so you can move quickly when the numbers shift. Sellers should price with the same realism, because buyers are rate-sensitive and any move higher will show up in offers quickly.

Today's Core PCE, GDP, and jobless claims will decide whether the recent improvement in borrowing costs can hold into next week's midterm elections and ISM Manufacturing report. Until then, pricing is sitting near the strong end of its recent range, and the smartest move is to match your lock strategy to your timeline. Clear planning keeps you ready for either outcome.
