  • Mortgage Rates Dip, But the Rally May Not Last

    October 21, 2026

Mortgage bonds rallied again this week, and rates are trending down from their recent highs. The bond move came from two places: a housing report that came in far below expectations and a pullback in risky AI-sector trades. Good news for borrowers, but the reasons behind it are worth understanding before you act.

Bond prices rose on Tuesday after a choppy session, pulling mortgage rates to their lowest level in more than three weeks. Two forces drove the move. September housing starts fell well short of forecasts, and investors moved money into Treasuries as AI stocks sold off. Rates are down, but the rally has run into resistance, and the next tests are a Treasury auction and next week's Federal Reserve meeting under Kevin Warsh. Neither event points clearly toward lower rates.

The housing data is the part I would not overlook. Pending home sales dropped 7.3 percent, which is a sharp signal that buyers are pulling back from contracts. Weak activity can help rates, but it also means fewer homes are changing hands and sellers may have less leverage than they did earlier this year. Builders are feeling the same pressure, and the NAHB Housing Market Index came in below forecasts, signaling caution in new construction.

For buyers, the current dip is worth paying attention to, but it is not a reason to wait indefinitely. Rates can climb quickly on a single strong economic report or a shift in geopolitical news, as happened earlier this week when bonds gave back much of their gains. If you are close to closing, locking your rate now protects you from that kind of reversal. If you are still shopping, getting pre-approved now gives you a clear picture of your budget before the market moves again.

Mortgage rates are trending lower this week, but the improvement looks limited and could reverse with the next round of economic data or the Fed meeting. Protecting a favorable rate is usually a better bet than trying to time the market for a bigger drop. Your individual timing depends on your closing date, loan program, and how long you need to lock.
